These Terms & Conditions (“Terms”) govern the use of the NOBL website and reservations made directly through NOBL.
NOBL is a curated collection of distinctive private stays. NOBL provides marketing, booking and management services for properties that may be owned and operated by different accommodation providers.
Unless expressly stated otherwise, NOBL is not the accommodation provider or landlord. The accommodation agreement is concluded between the guest and the accommodation provider identified for the relevant property.
By using this website, submitting a booking request or completing a reservation through NOBL, you agree to these Terms and, where applicable, the Property-Specific Terms and House Rules for the property booked.
NOBL is a trade name of:

Van Riet Design BV operates noblplaces.com under the NOBL brand.
NOBL curates, markets and manages bookings for selected properties.
For properties owned or operated by third parties, NOBL acts as a booking and management agent on behalf of the relevant accommodation provider.
NOBL may, on behalf of the accommodation provider, manage matters including availability, pricing, reservations, guest communications, payments, security deposits, additional services and other aspects of the booking.
The identity of the accommodation provider for each property will be communicated to the guest before the reservation is completed and/or in the applicable booking documentation.
Unless expressly stated otherwise, the accommodation agreement itself is concluded between the guest and that accommodation provider.
These Terms apply to the use of the NOBL website and to reservations made directly through NOBL.
Each property may have separate Property-Specific Terms and House Rules, including provisions concerning:
capacity, cancellation conditions, security deposits, damage, check-in and check-out, visitors, pets, events, facilities, safety requirements and additional services.
In the event of a conflict, the following order of priority applies:
Reservations made through third-party platforms such as Airbnb or Booking.com may additionally be subject to the applicable platform terms and cancellation conditions.
Submitting an enquiry does not create a reservation.
Where a property is offered for direct online booking, a reservation becomes binding once:
unless expressly stated otherwise during the booking process.
Before completing a reservation, the guest will be provided with or given access to the applicable price, cancellation conditions, Property-Specific Terms and other material booking information.
By completing the reservation, the guest accepts those conditions.
NOBL may act on behalf of the accommodation provider in accepting and administering the reservation.
The accommodation provider identified for the relevant property is the party responsible for providing the accommodation.
The accommodation provider remains responsible for the property itself and for the performance of the accommodation agreement, subject to applicable law.
NOBL’s role as booking and management agent does not make Van Riet Design BV the owner, landlord or accommodation provider of a third-party property.
NOBL remains responsible for its own acts and obligations to the extent required by applicable law.
The person making the reservation must be at least 18 years old and legally capable of entering into the agreement.
The person making the booking (“Lead Guest”) is responsible for the reservation and for ensuring that all members of the group and any permitted visitors comply with the applicable booking conditions and House Rules.
Guests may be required to provide information including their full name, contact details, number of adults and children, identification details and other information reasonably required for legal, administrative, security or operational purposes.
Providing materially false or incomplete information may result in a reservation being refused or, where sufficiently serious, cancelled in accordance with applicable law.
The price applicable to the stay will be displayed or communicated before the reservation is completed.
Unless expressly stated otherwise, optional services, experiences, tourist taxes, security deposits and other property-specific charges may be payable separately.
Prices and availability may change until a reservation has been confirmed.
Once a reservation has been confirmed, the agreed price will not be changed except where:
NOBL may collect accommodation payments and other amounts on behalf of the relevant accommodation provider.
Where Van Riet Design BV receives payment for accommodation provided by a third party, it does so in its capacity as booking and management agent for that accommodation provider.
Payment made to NOBL in accordance with the booking instructions satisfies the guest’s corresponding payment obligation to the accommodation provider for the amount received.
NOBL may deduct fees or commissions owed by the accommodation provider before transferring the balance to that provider. Such arrangements between NOBL and the accommodation provider do not affect the total amount payable by the guest unless expressly stated during the booking process.
The guest may see Van Riet Design BV, NOBL, a payment processor or another agreed payment descriptor on their bank or card statement.
Where payment is made in instalments, the remaining balance must be paid by the deadline specified during booking or in the booking confirmation.
Failure to pay an amount when due may result in cancellation in accordance with the applicable cancellation conditions.
Properties may require a security deposit, credit-card pre-authorisation, damage waiver or another form of damage protection.
The applicable amount and conditions will be communicated in the booking process, booking confirmation and/or Property-Specific Terms.
Where NOBL administers a security deposit or card pre-authorisation, it does so on behalf of the accommodation provider.
A security deposit or pre-authorisation is not a limitation of the guest’s liability.
The Lead Guest remains responsible for damage, loss, extraordinary cleaning or other costs caused by the Lead Guest, members of their group or their visitors.
Where legally and contractually permitted, substantiated amounts may be charged against a security deposit or authorised payment method or invoiced separately.
Cancellation conditions are property-specific and may also vary according to the rate or offer selected.
The cancellation policy applicable to the reservation will be displayed or otherwise communicated before the reservation is completed and will form part of the accommodation agreement.
By completing a reservation, the guest accepts the applicable cancellation policy.
Requests to change dates, guest numbers or other material elements of a reservation are subject to availability and approval and may result in a price adjustment.
Unless the applicable cancellation conditions provide otherwise, failure to arrive, late arrival, early departure or failure to use part of the accommodation or booked services does not create a right to a refund.
In exceptional circumstances, it may become impossible to provide a confirmed property as booked.
Depending on the circumstances, applicable booking conditions and mandatory law, the accommodation provider, acting directly or through NOBL, may offer:
Any further liability will be determined in accordance with applicable mandatory law and the relevant accommodation agreement.
Each property has a maximum permitted occupancy specified in its listing, booking information and/or Property-Specific Terms.
The number of overnight guests may not exceed the number confirmed in the reservation without prior written approval.
Additional visitors, parties, events, commercial activities, professional photography or filming, tents, campers or other non-standard use may require prior written permission.
The property may not be sublet or used for unlawful purposes.
Serious or repeated breaches of these conditions may result in termination of the stay without refund, subject to applicable law.
Each property has its own House Rules.
These may include requirements concerning matters such as:
noise, smoking, fires and barbecues, swimming pools, saunas, hot tubs, ponds and waterways, pets, waste, parking, electric vehicle charging, security systems and use of outdoor areas.
The applicable House Rules form part of the accommodation agreement.
NOBL properties are selected for their character, privacy and surroundings. Guests are expected to treat the property, its contents, landscape, neighbours and local environment with appropriate care and respect.
Check-in and check-out times are property-specific and will be stated during the booking process and/or in the booking confirmation.
Early check-in or late check-out is only permitted where expressly confirmed and may be subject to an additional charge.
Guests may be charged reasonable additional costs caused by an unauthorised late departure.
Guests must treat the property and its contents with reasonable care.
The Lead Guest is responsible for damage or loss caused by themselves, members of their group or their visitors, to the extent permitted by applicable law.
Damage or material defects discovered upon arrival should be reported as soon as reasonably possible.
Guests must promptly report significant damage, accidents, technical failures or safety issues arising during the stay.
Reasonable and substantiated repair, replacement, extraordinary cleaning and professional assessment costs resulting from guest-caused damage may be charged to the guest.
Guests remain responsible for their personal belongings.
To the fullest extent permitted by applicable law, NOBL and the accommodation provider are not responsible for loss, theft or damage to personal belongings except where liability cannot legally be excluded or limited.
Guests are encouraged to maintain appropriate travel and personal insurance.
NOBL properties may include natural or recreational features such as swimming pools, ponds, rivers, woodland, fireplaces, saunas, hot tubs, terraces, stairs or other facilities involving inherent risks.
Guests must use these responsibly and comply with any safety instructions provided.
Children must be appropriately supervised at all times.
Nothing in these Terms excludes or limits liability where exclusion or limitation is prohibited by applicable law.
NOBL takes reasonable care to present accurate descriptions, photographs and information concerning the properties in its collection.
Properties are nevertheless real, evolving places. Furniture, decoration, landscaping, equipment and other details may change over time and may therefore differ from photographs.
Minor differences that do not materially affect the accommodation do not constitute grounds for cancellation or compensation.
Maintenance, repairs or temporary replacement or unavailability of individual facilities may occasionally be necessary.
Where a material facility becomes unavailable, the matter will be handled reasonably having regard to its importance to the booked stay and applicable law.
Properties may offer optional services or experiences such as catering, breakfast, bicycle rental, wellness packages, firewood, early arrival or late departure.
Availability is not guaranteed until confirmed.
Some services may be supplied by independent third parties.
Where a service is contracted directly with a third-party provider, that provider may apply its own terms and remains responsible for the performance of its service, subject to applicable law.
NOBL may facilitate the booking or payment of such services without becoming the provider of the underlying service.
Where applicable, tourist taxes or similar statutory charges may be collected by NOBL on behalf of the accommodation provider.
The accommodation provider remains responsible for declaration and remittance of such taxes to the relevant authority unless applicable law or the booking channel provides otherwise.
The amount and method of collection may vary by property, location and booking channel.
Neither NOBL nor the accommodation provider will be liable for failure or delay caused by circumstances beyond their reasonable control to the extent permitted by applicable law.
Such circumstances may include natural disasters, flooding, severe weather, fire, war, terrorism, epidemics, governmental measures, major utility failures, transport disruption or comparable events.
Where such circumstances materially prevent the accommodation from being provided, the parties will seek an appropriate solution in accordance with applicable law and the relevant booking conditions.
NOBL properties are private places intended to be enjoyed responsibly.
Threatening, abusive, dangerous, unlawful or seriously disruptive behaviour will not be tolerated.
Where a guest materially breaches the accommodation agreement, Property-Specific Terms, House Rules or applicable law, the accommodation provider or NOBL acting on its behalf may require the guest and their group to leave the property.
Where termination results from a serious breach by the guest, no refund will be due except where mandatory law provides otherwise.
The guest remains responsible for resulting damage and reasonable costs.
Personal data is processed in accordance with the NOBL Privacy Policy and applicable data protection legislation, including the GDPR where applicable.
Individual properties may use exterior security cameras, access-control systems or privacy-conscious noise-monitoring devices for legitimate security, property-protection and compliance purposes.
NOBL does not permit surveillance cameras in private indoor living, bathroom or sleeping areas within properties in its collection.
Property-specific monitoring arrangements will, where applicable, be disclosed in the relevant property information, Property-Specific Terms or House Rules.
If an issue arises during a stay, guests should contact NOBL or the property contact as soon as reasonably possible.
Guests are expected to provide a reasonable opportunity for the issue to be investigated and, where possible, remedied during the stay.
Complaints raised only after departure may be more difficult to investigate, although this does not affect mandatory statutory rights.
Formal complaints may be submitted to:
hello@noblplaces.com
The guest should include the reservation details and any relevant supporting information.
Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited.
For third-party properties, NOBL acts as booking and management agent for the identified accommodation provider.
The accommodation provider is responsible for providing the accommodation and for obligations arising from the accommodation agreement.
NOBL is responsible for the services and obligations it expressly undertakes in its own capacity and for its own acts or omissions to the extent required by applicable law.
NOBL does not assume the accommodation provider’s obligations merely because NOBL:
Neither NOBL nor the accommodation provider is liable for losses arising from circumstances outside its reasonable control or losses that were not reasonably foreseeable when the relevant agreement was concluded, except where mandatory law provides otherwise.
Nothing in these Terms affects statutory consumer rights that cannot lawfully be excluded.
Where mandatory consumer protection rules of the guest’s country of habitual residence apply, those protections remain unaffected.
Accommodation services provided for a specific date or period are generally excluded from the standard 14-day EU right of withdrawal for distance contracts. Consequently, completing an accommodation reservation does not generally give the guest an additional 14-day cooling-off period.
The applicable cancellation policy therefore applies from the moment the reservation becomes binding.
The accommodation agreement is governed by the law specified in the applicable Property-Specific Terms.
For properties located in France and provided by a French accommodation provider or private owner, the Property-Specific Terms may provide for French law.
The relationship between NOBL and a guest concerning services supplied directly by Van Riet Design BV is governed by Belgian law, subject always to mandatory consumer protection rules that apply irrespective of this choice of law.
Nothing in these Terms deprives a consumer of mandatory protections available under applicable Belgian, French or European Union law.
Any dispute concerning an accommodation agreement is subject to the jurisdiction provisions applicable to that agreement and mandatory consumer law.
Any dispute concerning services provided directly by Van Riet Design BV is subject to the competent Belgian courts, except where mandatory consumer jurisdiction rules provide otherwise.
Consumers retain any right granted by applicable EU law to bring proceedings before a court competent for their place of residence.
The NOBL website is provided for information, discovery and booking purposes.
Users may not misuse the website, attempt unauthorised access, interfere with its operation or use its content for unlawful purposes.
NOBL may modify, maintain, suspend or discontinue parts of the website where reasonably necessary.
Unless otherwise stated, the NOBL name, brand identity, website design, original text, photographs, graphics and other original content on this website are owned by or licensed to Van Riet Design BV and are protected by applicable intellectual property laws.
Content may not be copied, reproduced, distributed, republished or commercially exploited without prior written permission from the relevant rights holder.
The NOBL website may contain links to websites, platforms or services operated by third parties.
NOBL does not control those websites and is not responsible for their content, availability, privacy practices or services.
The inclusion of a link does not constitute an endorsement unless expressly stated.
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will remain in effect.
Where possible, the invalid or unenforceable provision will be interpreted or replaced in a manner that most closely reflects its intended purpose while remaining legally enforceable.
NOBL may update these Terms from time to time.
The version applicable to a reservation will normally be the version in force when that reservation becomes binding, unless a later amendment is required by law or expressly accepted by the parties.
The latest version will be published on the NOBL website.
